The Regulatory Reform (Fire Safety) Order 2005 identifies that ALL properties (with the exception of personal residential homes) are required to have FIRE RISK ASSESSMENTS and prescribed fire safety measures to minimise risk to life in the event of a fire incident.
COMMUNAL AREAS in blocks of flats and buildings converted into apartments require fire safety measures to minimise the risk of a fire spreading (Compartmentation). Active fire protection (AFP) measures may also be required.
Shared accommodation such as Houses in Multiple Occupation (HMOs), student flats and halls of residence are also subject to fire regulations.
